But most strata firms operating in the area focus on the bigger apartment buildings or wider Sydney portfolios. Small townhouse complexes β 4 to 16 lots β too often get a generic, one-size-fits-all service.

Pockets like Dee Why, Brookvale, Cromer and Frenchs Forest have hundreds of small townhouse and villa schemes. Many were built between the 80s and 2000s and are now dealing with capital-works planning for the first time. Right size, right age, right fit.
Salt air, southerlies and seasonal heavy rain make Northern Beaches capital-works planning different to inland Sydney. We already handle this on Lake Macquarie and the Central Coast β same conditions, different postcodes.
Northern Beaches owners tend to be involved, well-informed and direct. That suits us β we work best with committees who want to be in the room and asking questions, not absentee owners delegating everything blindly.
Most Northern Beaches strata firms are generalists β a 6-lot townhouse complex sits alongside 200-lot apartment towers in their portfolio. We don't operate that way. Small townhouse schemes are our entire focus β that structural difference matters.

It is, and that's a fair question. Our model: AGMs and major inspections in person (we travel down for those β usually clustered to make several visits in one trip), routine work over phone, email and the Stratafy owner portal. Most strata management is communication, not foot traffic. The structure works well for similar-distance schemes we already manage.
We deliberately limit how many new schemes we onboard at a time. Stretching past capacity is how strata firms turn into the kind of unresponsive call-centre operations we built Townhouse Strata to be the opposite of. Late 2026 is when we'll have the team and systems ready to give the Northern Beaches the same standard our existing complexes get.
