Small townhouse and villa schemes — 2 to 22 lots — managed in plain English by a Class 1 licensed local. From Wamberal to Wyong, AGMs done properly and surprises kept to a minimum.
Central Coast strata, done properly
The Central Coast is full of smaller townhouse and villa schemes — 4 to 16 lots is the typical size. Many were built or converted during the holiday-let era, and the by-laws and budgets haven't kept up. Owners want straightforward, honest management without paying Sydney prices.
Townhouse Strata is based in Caves Beach, just up the road. We're across the Central Coast for AGMs and inspections regularly — supplemented by Zoom and email for the day-to-day, so you don't pay a premium for the travel time. The mix works: real face-to-face when it matters, fast turnaround the rest of the time.
Suburbs we cover
From Wamberal to Wyong and across to the Entrance peninsula. If your townhouse complex is on the Coast, we can manage it.
Why us on the Coast
Many Central Coast schemes were registered in the '80s or '90s. The by-laws often don't reflect current legislation, the records are patchy, and capital works planning has been ad-hoc. We bring all of that up to a current, compliant standard without making a drama of it.
Coast complexes typically blend retirees, young families and absentee landlords. Communication has to work for all three. We handle that mix daily — clear notices, plain-English minutes, the Stratafy owner portal so absentee owners stay across everything.
Most Central Coast complexes are working with limited funds. We sequence works practically — essential repairs first, cosmetic things later, and never spend on a roof if the gutters and drainage need addressing first. Common-sense, not waterfall-of-projects.
Most Central Coast AGMs run as hybrid meetings — owners on Zoom, committee in the room. Works well when investors and family-living owners are in different time zones or routines. Set up properly, hybrid meetings actually have higher attendance than in-person-only.
Common Questions — Central Coast
Yes. We're an hour to ninety minutes away depending on where you are. AGMs and major inspections are in person by default. For routine matters, Zoom and email are usually faster for everyone.
It can. The use of the property doesn't usually change your strata structure, but the by-laws often need updating to reflect day-to-day living (parking, noise hours, pets, common-area use). We'll review the by-laws as part of onboarding and flag where they're out of step.
Coastal location matters for insurance pricing and capital-works planning. We work with insurance brokers who understand Central Coast risk profiles, and we factor salt-air corrosion into 10-year capital works plans (more frequent painting, fixing cycles, balustrade replacement, etc).
Absolutely. The Owners Corporation chooses who works on the complex. If you've got reliable local plumbers, gardeners or electricians, we keep using them. We just need their insurance and licence details on file (NSW compliance requirement).
