Belmont is a few minutes up the road from us in Caves Beach. We manage townhouse and villa complexes across the Belmont area — from the lake foreshore through to the older brick complexes inland near Pacific Highway. Same Class 1 manager (Alan), same flat fee, same plain English.
Belmont has a deeper strata stock than Caves Beach — a mix of older brick villa complexes from the 70s and 80s (typically 4–8 lots) and newer townhouse developments closer to the Belmont 16ft Sailing Club and lake foreshore. Many are owner-occupied by retirees who've been in the same complex for 20+ years; some have a stronger investor mix as values around the lake have moved.

Yes — and you're not alone. Many Belmont complexes we take on have outdated or missing capital works plans (CWPs are mandatory under section 80 of the Strata Schemes Management Act). We'll arrange a fresh 10-year plan as part of onboarding, with a quantity surveyor walking the property and giving you realistic numbers. Cost typically $1,500–$3,000, paid by the Owners Corporation, and good for 10 years.
Probably yes. Many older Belmont complexes still operate under by-laws that pre-date the current Act (1996, 1973 even). Modern issues — pets, short-term letting, smoke drift, EVs — aren't well covered. We'll review and recommend a refresh; updating by-laws is a special resolution at an EGM, and we handle the whole process.
Absolutely. We just need their licence and insurance details on file (NSW compliance requirement) and they're back in your contractor list. The Owners Corporation chooses who works on your complex — not us.
