Planning a renovation, alteration or minor work to your lot? Submit the application โ required for any work affecting common property under section 108 of the Act.
Bringing in a pet โ or already have one? Submit the details and we'll arrange the necessary approvals under your scheme's pet by-law.
Installing a camera that points to common property or another lot? This needs approval under sections 110 & 111 of the Act. We'll guide you through the process.
Behind on levies, or anticipating you might be? We'd much rather work out a payment plan than have it escalate. Confidential and constructive.
Can't attend a meeting? Appoint someone to vote on your behalf. This is the official NSW Fair Trading proxy form โ fill in, sign, and return before the meeting.
Download form โSomething broken on common property? Lights out in a stairwell, fence damaged, gutters blocked? Let us know and we'll arrange a contractor.
Submit online โMoved address, changed phone or email? Let us know so notices and levy reminders reach you. Required by law under s258 of the Act.
Submit online โSelling a lot? Buyers' solicitors usually need a Section 184 Certificate showing levy status, by-laws, and insurances. Order one here.
Submit online โConcerned about a by-law breach (noise, parking, pets, garbage, behaviour)? Report it here. We'll review and act fairly under the by-laws.
Submit online โReplacing the flooring in your townhouse? Hard floors above other lots usually need an acoustic rating to prevent noise complaints. Submit the application here.
Installing or replacing an A/C unit? External units affecting common property need approval. Submit the application here.
Paid for something on behalf of the Owners Corporation? Request reimbursement here. EFT or cheque, subject to committee approval.

Making a Complaint
We take complaints about our service seriously. Most issues can be sorted with a phone call. If something more formal is needed, here's how it works:
Call Alan directly on (02) 4971 0363 or email alan@townhousestrata.com.au. Most matters can be resolved within a day or two.
If the issue isn't resolved, put it in writing to us. We'll respond within 7 business days with a clear position and proposed resolution.
If you're still not satisfied, you can escalate to NSW Fair Trading or the Strata Community Australia (NSW) complaints process.
