Class 1 licensed manager, based in Caves Beach. We only manage small townhouse and villa schemes across Newcastle, Lake Macquarie and the Hunter — 2 to 22 lots, never more.
Local. Specialised. Available.
Townhouse Strata is run from Caves Beach. Alan Hunter, the Class 1 licensed manager who oversees every plan we manage, lives and works here. That means real face time at AGMs, in-person inspections when they matter, and a working knowledge of the contractors actually doing good work in the area.
We focus on small townhouse and villa schemes — typically 2 to 22 lots — across Newcastle, Lake Macquarie, the Hunter and surrounds. There are hundreds of complexes like this across the region. Most are managed by general agencies juggling apartment buildings, commercial buildings and small townhouse schemes all at once. Yours becomes one of many. We deliberately don't operate that way.
Where we work
This isn't an exhaustive list — if your townhouse complex is anywhere in greater Newcastle, the Hunter, or around Lake Macquarie, we'll come to you.
Why local matters in Newcastle
Most of our AGMs are held in person at the complex or at a nearby venue. Quick site inspections happen the same week — sometimes the same day. Owners often ask whether we'll really show up. We do.
Years working the Newcastle market means we know who actually answers the phone, who shows up on time, and who's still licensed and insured. We're not picking strangers off Google.
We build budgets that reflect Newcastle costs — not Sydney CBD figures bolted onto a Lake Macquarie complex. That keeps levies fair and the cap-works plan realistic.
Phone calls returned same business day, urgent matters within an hour. Not a vague promise — a published service standard. Most large strata firms can't match it because they're not built for it.
Common Questions — Newcastle
Yes, in person — that's the whole point of being a local manager. AGMs, EGMs, defect inspections and meetings with contractors are face-to-face by default. Routine queries get phone, email or Zoom — whatever's most efficient for you.
NVC and most Newcastle strata firms manage everything from small townhouse blocks to multi-storey apartment buildings and commercial property. We only manage small townhouse and villa schemes (2–22 lots). It's our entire focus, not part of a broader portfolio. That structural difference shows up in how quickly we respond, how often you talk to the same person, and how well our budgets and advice fit small-scheme reality.
That's often exactly when owners come to us. We've taken over schemes with missing financial records, overdue levies, by-laws that haven't been updated in 15 years, and committees that have stopped meeting. It's standard onboarding work for us. We sort the records, recover the levies, set a clean budget, and get things moving again.
For a 6-lot complex, our typical fixed annual fees come to around $2,030 incl. GST — less than $7 per lot per week. That covers the management fee, fixed disbursements, the Stratafy owner portal, and the NSW Fair Trading annual report. The exact quote depends on lot count and complexity. Full pricing breakdown is here.
