What needs approval: Any A/C unit with an external component attached to common property (external walls, roofs, common areas), or where condensate water runs onto common property. The committee considers noise output, location, water run-off and whether the unit is in keeping with the building.

Conditions of approval (you'll sign these formally if approved)
  • All installation and ongoing maintenance costs are at your expense — not the Owners Corporation
  • Installation by a licensed and insured tradesman in a workmanlike manner
  • Completed work in keeping with the rest of the building
  • Any council approvals are your responsibility
  • Waste material removed at your cost — not the Owners Corporation
  • Common property use by other residents not obstructed during installation
  • Conditions binding on future owners of the lot
  • Overflow pipe and excess water must not damage common property or other lots
